PROJECT COMPTON

Project Compton consists of two existing self-contained apartments that were in a significantly aged, neglected condition — one 4-bedroom unit and one 2-bedroom unit.

Both required a full internal overhaul to modern living standards, while also respecting the building’s character and conservation requirements.

Upper Apartment – Full Modern Upgrade & Deep Restoration

The upstairs 4-bedroom apartment was in a particularly poor state, heavily smoke-stained with a strong embedded odour throughout. To restore the space and future proof the asset, we carried out a full renovation which included:

  • Full electrical rewiring and updated plumbing system
  • Fresh plastering and a complete skim throughout
  • Brand-new, modern kitchen installation
  • New boiler installation and updated heating
  • New family bathroom with contemporary fixtures and finishes
  • High-quality flooring throughout
  • Fresh, professional-grade paintwork for a clean, modern finish
  • Restoration and retention of the original wooden sash windows in compliance with conservation requirements;

The result is a fully upgraded unit that retains its protected architectural character while delivering a clean, modern standard suitable for long-term tenancy.

Lower Apartment – Layout Reconfiguration & Character Retention

Originally a 2-bedroom unit, the lower apartment is being reconfigured to a 3-bed layout to increase rental value and maximise space efficiency.

As part of the renovation, we’re continuing to honour the Victorian character of the building by retaining key original features such as existing coving and high skirting boards, while undertaking a full upgrade including:

  • Full electrical rewiring and updated plumbing system
  • New internal door frames, doors, and ironmongery
  • Fresh plastering and complete skim throughout
  • Brand-new open-plan kitchen installation relocated into the larger living space to create a living/kitchen/dining configuration
  • New bathroom with modern fixtures and finishes
  • High-quality flooring fitted throughout
  • Fresh, professional-grade paintwork

This balance of period character and modern living/design significantly enhances tenant appeal and long-term asset strength.

External Works and Future Use

Externally, we completed:

  • New fascias and guttering
  • Replacement garage door
  • Full garden upgrade designed for low maintenance, safety, and long-term durability

Upon completion, both apartments are being leased to a company tenant providing accommodation for families in need, ensuring:

  • Strong, predictable rental income
  • Long-term tenancy model
  • Compliance with safety and regulated housing standards

Why This Project Matters

Project Compton showcases how thoughtful renovation, strategic layout planning, and respect for heritage design can:

  • Increase asset value
  • Strengthen rental demand
  • Meet regulation-compliant housing standards
  • Attract high-quality corporate tenants

The result is a fully revitalised building transformed from neglected and outdated units into two modern, attractive, investment-ready homes.
